How to Make Your Commercial Properties More Energy Efficient This Winter

Improving the energy efficiency of your commercial buildings will also improve
your bottom line. That’s because energy use is the single largest operating expense in commercial buildings, multifamily, office, industrial or retail properties and represents about a third of typical operating budgets, according to ENERGY STAR, a joint program of the U.S. Environmental
Protection Agency and the U.S. Department of Energy.

ENERGY STAR calculated that a 10 percent decrease in energy use could lead to a 1.5 percent increase in net operating income. For example, in a 200,000 square foot office building that pays $2 per square foot in energy costs, a 10 percent reduction in consumption can translate into an additional $40,000 of NOI. That boosts the value of the asset as well.

Family Rental Markets have Highest Returns

There’s some good news for investors in single-family homes—particularly if you choose to rehab and rent, rather than sell, them.

A recent report by CoreLogic, a Santa Ana, Calif.-based provider of consumer, financial and property information, provides some insight into the single-family rental market and even indicates which markets across the United States have the highest rental cap rates.

With the recent emphasis on REO-to-rent programs, this is valuable information for single-family home investors.

Fourth Quarter Index is Bullish on Apartment and Condominium Market

A recent report issued by the National Association of Home Builders provides an optimistic outlook for the multifamily market—another reason why investors around the nation are looking at multifamily properties and in some markets, are creating demand that is already starting to cause prices to rise.

The Multifamily Production Index (MPI), an indicator for the multifamily market that was released on March 8, showed improvement in the apartment and condominium housing market for a sixth consecutive quarter.

Apartment REITs benefitting from the hot market

Apartment REITs continue to enjoy positive gains and continue to look bright. Manhattan apartment rents jumped 9.5 percent in the fourth quarter as landlords emboldened by increasing demand cut concessions and pushed price increases in what’s traditionally the slowest leasing season. *1 One of the key factors driving the tightening market, Reis said, was a lack of supply. Some 37,678 new apartment units came to market in 2011, the firm said, the lowest total in 31 years of data and nearly 25 percent less than the prior low. *2 The plummeting vacancy, rising rents and increased demand has led to successful REITs in the apartment sector.
